March 2026 Milestone

$4.3 Billion in Construction Financing Secured

Cain International and Eldridge Industries finalized $4.3 billion in construction financing for One Beverly Hills, the campus that includes Aman Beverly Hills. The package includes a $2.8 billion senior loan from JPMorgan Chase and a $1.5 billion mezzanine loan from Vici Properties, covering construction of up to 200 Aman-branded residential condominiums.

Both Aman residential towers are now in full vertical construction. Norman Foster facade installation and the 10-acre RIOS-designed botanical garden plantings are underway. Approximately 60 percent of the first tower's residences are reported under contract or in reservation, even before the broad public pricing release.

As an ultra-luxury real estate agent in California with primary-source authority on the full Los Angeles branded residence market, my read on this is straightforward: the early-inquiry window is closing. The buyers who waited for proof of execution now have it. Pricing is unlikely to soften before phased delivery begins in 2027.

The Project

What Is Aman Beverly Hills?

Aman, the renowned ultra-luxury resort brand, is making its first entry into Los Angeles and California with a landmark development in Beverly Hills. The project, named Aman Beverly Hills, features two high-rise residential towers that will redefine vertical living in a city that has historically resisted it.

The Aman Beverly Hills development includes 78 all-suite Aman hotel rooms, up to 200 private residences across two towers (28 and 31 stories), the 100,000 sq ft residents-only Aman Club, and 10 acres of botanical gardens with 4.5 acres open to the public. The Aman buildings sit within the broader 17.5-acre One Beverly Hills campus alongside the rebuilt Beverly Hilton, the Waldorf Astoria, and luxury retail and dining including Dolce & Gabbana, Casa Tua Cucina, and Los Mochis.

Located within the One Beverly Hills development, the residences will set new standards for branded luxury living in Southern California. For the broader development overview, see my full breakdown of One Beverly Hills: Aman's West Coast Debut.

Architecture & Design

World-Class Vision Meets Beverly Hills

The Towers

Foster + Partners

Designed by Lord Norman Foster, the two residential towers rise 28 and 31 stories. Foster's design language emphasizes clean lines, natural light, and seamless integration with the surrounding landscape. Floor-to-ceiling glass facades frame views from the Hollywood Hills to downtown, Century City to the Pacific.

Interior Design

Kerry Hill Architects

Kerry Hill Architects leads the interior design, bringing the same understated luxury and material richness found in iconic Aman properties like Amanpuri in Thailand and Amangalla in Sri Lanka. Expect natural stone, pale woods, and the kind of refined minimalism that photographs beautifully but feels warm in person. Every residence includes expansive private terraces, many with private pools.

Landscape Architecture

RIOS

RIOS designed the 10-acre botanical garden that forms the foundation of the entire One Beverly Hills site. This is not decorative landscaping. It is a curated sanctuary featuring more than 200 native and adaptive California plant species, two miles of walkways, oak ridges, coastal meadows, and pollinator gardens.

Members Club

The Aman Club

The 100,000-square-foot Aman Club is a residents-only members club. It includes wellness facilities, spa treatments, fine dining, private event spaces, fitness centers, and the kind of personalized hospitality that has made Aman a globally recognized brand. The Club is the connective tissue of the entire development: residents, hotel guests, and members move through one curated environment.

Pricing & Floor Plans

What Buyers Are Actually Asking

Two-bedroom residences start at approximately $20 million. The average price per square foot is approximately $7,000, currently a Southern California record. Penthouses are priced individually and significantly higher.

Residence sizes range from 3,100 sq ft two-bedroom homes up to 10,500 sq ft sky mansions. Penthouses reach approximately 25,000 sq ft. To put the square footage in perspective: many single-family estates in Beverly Hills proper do not offer 10,500 sq ft, let alone with 360-degree views and full Aman service.

Layout philosophy across the building includes large gallery-style entries, kitchens designed as sculptural elements rather than focal points, retreat-style primary suites, wet rooms with stone-forward bathrooms, and private gardens or terraces on every residence. Many include private pools.

Approximately 60 percent of the first tower's residences are already under contract or in reservation as of early 2026. As an Aman Beverly Hills listing agent and luxury condo specialist for Los Angeles, I provide qualified buyers with current pricing tier details, availability by tower and floor, and access to floor plan studies that have not been released publicly.

Market Context

Vertical Living: A New Frontier for Los Angeles

Los Angeles has historically been a city of sprawling single-family estates. Vertical luxury living has been a relatively small segment, dominated by a handful of pre-war buildings on the Wilshire Corridor and a few newer additions in Century City and Beverly Hills.

That is shifting. In the wake of the Palisades and Eaton Canyon fires, demand for high-rise residences has accelerated as buyers seek a secure, low-maintenance lifestyle that single-family homes in hillside fire zones simply cannot match. Vertical living also offers a level of operational simplicity that resonates with international buyers who split time between cities.

As a luxury listing specialist serving Beverly Hills and a branded residence specialist for Los Angeles, I have watched this shift accelerate over the last 18 months. Aman Beverly Hills is the project that crystallizes it.

Common Questions

Frequently Asked Questions

When will Aman Beverly Hills be completed?

Phased delivery begins in late 2027, with full completion expected ahead of the 2028 Olympic Games. As of May 2026, both residential towers are in full vertical construction with $4.3 billion in financing finalized in March 2026.

How much do Aman Beverly Hills residences cost?

Where are Aman Beverly Hills residences located?

The residences are part of the 17.5-acre One Beverly Hills development at the intersection of Wilshire and Santa Monica Boulevards in Beverly Hills, less than a mile from Rodeo Drive. The site is adjacent to the rebuilt Beverly Hilton and Waldorf Astoria, overlooks the Los Angeles Country Club, and includes 10 acres of botanical gardens.

What amenities do Aman Beverly Hills residences include?

Residents receive membership to the 100,000-square-foot Aman Club, including wellness facilities, spa services, fine dining, private event spaces, and fitness centers. The development also features 10 acres of botanical gardens, valet parking, 24/7 security, and integrated luxury retail including Dolce & Gabbana, Casa Tua Cucina, and Los Mochis.

How tall are the Aman Beverly Hills towers?

The two residential towers stand 28 and 31 stories tall, among the tallest luxury residential buildings in Beverly Hills. Both towers offer unobstructed views of the Los Angeles Country Club, downtown LA, and the surrounding hillsides.

Who designed Aman Beverly Hills?

The towers were designed by Lord Norman Foster of Foster + Partners. Interior design is by Kerry Hill Architects, the same firm behind Aman properties in Thailand and Sri Lanka. Landscape architecture is by RIOS.

The development includes up to 200 Aman-branded residences across two towers of 28 and 31 stories. The first tower is approximately 60 percent under contract or in reservation.

Can I tour Aman Beverly Hills before it is completed?

Yes. While the residences are still under construction, qualified buyers can schedule private presentations at the Aman Beverly Hills Sales Center, including detailed floor plans, renderings, material samples, and virtual walkthroughs. Contact me to arrange a confidential consultation.

How does Aman Beverly Hills compare to Four Seasons and Pendry residences?

Aman is the most exclusive and architecturally restrained option in the LA branded residence market, with the highest price per square foot and the smallest total unit count among the major projects. Four Seasons offers more traditional full-service luxury with a family-friendly atmosphere. Pendry provides modern design with a social, energetic vibe. The full side-by-side comparison is available on the Los Angeles Branded Residences Collection page.

Is Aman Beverly Hills a good investment?

Aman-branded residences globally have performed exceptionally well on resale. The drivers are structural rather than speculative: brand scarcity (Aman builds very few residences per city), finite supply of ultra-prime land, and a global buyer pool spanning Asia, Europe, the Middle East, and the United States. Ultra-luxury real estate is not a liquid asset, and any purchase at this level should align with lifestyle goals as much as financial strategy.
